@Tyler Nord Personally I have wrote a few blog post here on BP on direct mail. But honestly the biggest issue is that you need to think about what you want people to respond to. Don't say "we buy houses" Just give a little info on what you offer to help them, and then ask then to visit your website for more info.

@Isaac The best option for you is to automate most of your marketing. You need to think about getting an educational REI website that will work while you sleep. Do a little marketing online, and see the growth overtime.

@Daniel Morey Twitter is ok, but the only way it's effective in building your business is through advertisement. This way you can target your audience by paying for it.

@Lexie M. Will like to tell everyone to not panic if your site is not mobile at this moment. Like Lex mention is that it only effects mobile searches. Take your time, and get your site up to pur asap so you don't lose mobile searches.

@Account Closed I haven't used it personally, but I took a look at and it seems like a pretty cool platform. I will have to do some research to really see how to really implement what the site have to offer.

@Deville Nunes Yes, it's very effective if you can stay consistent in the contact. You just have to approach them in an helpful way which should close deals. It all comes down to your investment needs. 

@Roc Pilon The key is to market in a way that those who see your advertisement knows that you will consider seller financing and nothing else. Going this route will only put you in front of people who are willing and able to sell.

@Patrick Jacques Social media is a powerful tool that most investor over look. Get on there and start engaging in conversation to become the authority investor in your city. Stay active as you can no matter what, so you can reap the benefits of it down the road. Keep pushing that rock up that hill until you reach the top.
