Hello BP,
I am an agent in Atlanta GA that specializes in finding home sellers who want to sell their homes FAST without ever having to list it. I was recently speaking with a friend of mine from California who said there are plenty of people in California that are dying to get a cheap property (100K-200K) here in Atlanta that they can rent out or flip. I live in Atlanta and have personally never been to California but I hear about how expensive properties are out there so I can see why they would buy here. BP please give me some advice on how to reach out to people in other states who are looking for cheap Atlanta Properties.

Hello BP,
I am planning on buying this home in the Beautiful Kirkwood Neighborhood of Atlanta GA. The home is about 1,300 sq ft and I plan on making it 2,000 sqft after adding on to the home. My ARV for the this property is about $500K after repair. The best part about this property is that the home owner built a 2 car garage/ workshop in the back yard that was made very well and is about 1,200 sqft on its own. I'm thinking of adding a second story to the garage and making it into a garage / spare house. I think this will make the home one of a kind in the neighborhood and add a lot of value. My question to you is do you think this is a good idea and how much value would that add in your opinion? Or do you think I should just leave it as a garage and expand the house as it is. I attached pictures of the garage and the home below. All advice is welcome here!

Wow I have never even considered using Facebook to look for homes. I will check it out. Thank you!! The less competition and higher returns is the goal for me so if I can get at least 2 deals there I feel like it will be worth it!

Hello BP,
I have done a lot of work in the Perimeter of Atlanta but now I am looking to branch out into the Paulding and Hall County area's. I usually drive for dollars to get my leads but I would like to find a more efficient way since I live so far from these area's. Do you have any advice from experience on how to get leads for motivated sellers in area's without having to physically drive there multiple times a week?

Absolutely I am using my own funds to close and so is their shouldn't be a problem. I am switching attorneys now so this problem should be resolved. I cant believe an attorney would turn down so many transaction fee's for one closing!

Few attorneys will alow double closing using buyers funds to fund A-B. If they do double closing, they often require transactional funding for A-B.
There's been lots of talk on using buyers funds to close A-B. Some title companies view this as illegal, but some don't.
