I am a realtor selling all of my clients rental properties. Asking cash for all and all prices are negotiable. I have 4 in Norcross, 2 in Lawrenceville, 7 in Cumming, and 2 in Buford. All built after 1978 and currently cashflowing. Selling one at a time so call me now before the one you want is gone.

Time for a replacement will vary wildly based on the existing system and physical access. A few years ago, the government passed some legislation that forced the industry to adopt higher efficiency air conditioning units. The new stuff is, for more than just efficiency reasons, significantly larger, bot inside and outside the home. In some cases, the existing install may make this pretty difficult to retrofit.

It is definitely better to add a whole new system then rather than retrofit an existing then. Which takes longer?

Great; I know a lot of investors who are in California but buy in Atlanta because the prices are so much cheaper.

 That is very true but many investors invest across state lines and see different advantages in each state. Have you invested in other markets before?
