Hey guys! My husband and I own and self manage 4 properties with 19 units. In 2017, we want to try to qualify my husband as a Real Estate Professional. We have consulted with our accountant and got all the scoop on what needs to be done. I am looking for a way to log all the hours and activity spent on the properties.
1. Would love to hear how qualified Real Estate Professionals, handle logging and whether anyone could share their worksheet template or maybe even suggest an awesome app to use.
2. Also, I know this status can sometimes trigger an audit. Has anyone been through this? What records have helped you to get through it?

We are able to collect rent online through our rental software. Most of our tenants are millennials and they love it. I only get a couple checks that I have to personally deposit. Yes, there is a fee but it makes life so much easier. Ours is through Entrata which is a bit more involved but my friend uses Cozy like some other above investors and absolutely loves it. You can always rent a PO Box if you do not want checks coming to your home address.

@Percy N. I heard the same about inventory issues when they first switched to new system. We got our kitchen in February of this year and as you can see there are quite a few cabinets. We were able to get everything in one trip. You do however have to put cabinets together which takes time.

Love it @Mags S.! We have done very similar looks for our rentals. Usually do subway tile but like the larger tile you used. Where do you get it?
