lol this is great.

I'm the face and brain behind our REI.

but I learnt from the best, my Mom, a very respected businesswoman/entrepreneur.

she told me one day: its great to be a woman bc you don't have to answer to anything right away.

we have the "I have to ask my husband" card.

I love how it drives my contractors/tenants crazy. but they shouldn't be pulling the wool over my eyes.

also, my husband, is my bad cop. when talking to tenants/contractor/buyer/seller, I say: "my partner/husband didn't like.... is upset..." and I play the good cop. "I totally understand, help me make your case when I talk to my partner/husband..."

(and I always get the inside scoop)

"help me, I can't go back to my husband with that....can you do better..."

meanwhile husband is clueless, and wonders why all my vendors are scared of him... he likes the sense of power lol

build relationship with a good Realtor. comps are part of our service.  key is build good relationship.

please don't abuse your realtors.

I need to amend my comment. I buy cash but also have a HELOC( home equity line of credit)

we pay down and acquire more. (its all written on one of my post, eventually did a 1031)

I buy units at discount bc they need a lot of work that ppl with financing will have issues with securing a loan hahaha 

now that u made me think about it.

also I buy unit that requires significant deferred maintenance that needed to be address yesterday, again buyers with financing with no capital for large rehab will pass.

due diligence, is how you know if it will cash flow positive. and I lower expectations, I'm super conservative.

even though I buy cash, I run my number like I have a mortgage.

also I always buy with exit strategies in mind.

YOU MAKE YOUR MONEY WHEN YOU BUY.

having said that, since I buy cash, I buy 1 every 1-2 yr. bc I buy things that ppl tell me "there is no way you can cash flow that"

and 2 yrs later I tell them its making me 10-15% LOL

i have been in same mindset as you @Bradley Marion for 13 yrs of investing. it was slow going. and to my benefit. 

but now we hit a wall ;) so have to look into financing to move forward. sooner or later we run out of cash ;)

but I like my strategy, I have properties that are free and clear. so my have a lot options in exit strategies for my portfolio.

cash or financing :)

my philosophy is, Cash Flow positive, and PROPERTY SHOULD BE SELF SUSTAINING, pay for itself to be considered into my portfolio
