I have been a buy & hold investor for over 13 years now. As many landlords are, I am cash broke but asset rich. I keep telling myself I won’t buy anymore deals and focus on building up a cash reserve for a rainy day but every time a great deal comes by I am drawn towards it and end up buying it. I am sure many can relate to my situation. Would love to hear how others are helping recoup from this “bug” we all have? At what stage does a seasonal investor stop buying and start saving.

Hey like Martin Grizzanti and Matt Harris I also invest and manage properties in C & D neighborhoods. It can get tricky but put processes in place and follow through. I manage properties for several Investors out of CA. Word is we are a whole lot cheaper then the west coast. Not surprised lol. Good luck and reach out Plenty of deals to be had !

Hi guys - I may be way up there ( Rochester ) but it has been amazing. Been doing it for the last 13 years. Like any other city, there are some great areas and some not so much. The city is tough to deal with but fair. Housing is cheaper then the 5 boroughs and the caps are in double digit. Building a team is key while growing in volume quickly to offset losses from Evictions, repairs, etc. PM me and I will be happy to share additional information.

Hey Brandon it’s nice to hear that you are looking to break away from the routine and become financially free. Well seller financing is out there but very few really are decent enough to even consider. Have you thought about maybe partnering with someone who has cash and you can do the work and share the profits. Start with some fix and flips to raise some capital to actually get into buy and hold. Hi BP - I am dealing with an unusual problem since the beginning of this year.  A tenant I rented to went to jail for something silly and his room-mate moved in her daughter ( squatter ). Since I am in NY and the laws are that if someone moves in and stays for more then 10 days I have to legally file an eviction to get them out. I am wondering if someone has gone through this and also if there is a 10 days sample squatter eviction letter I can serve this squatter with prior to the court date. To make matters more complicating, the squatter went ahead and filed an order of protection against my original tenant who is back out of jail but cant even go home to get his stuff out of the apartment.

Hands down Rochester NY has a great cash flow real estate. This town has helped me financially when I was struggling for monthly passive income. The city could be a bit tough to deal with the type of cliental but if you have an aggressive PM in place, you could look at very attractive ROI.
