@Matt Honeyford Hey Matt I am sort of in the same boat as you as far as my destiny is predetermined by someone else. You question was a little vague - are you trying to market owners who might be thinking of selling or are you trying to advertise to get better helpers to complete your pending and future projects on time and under budget. Lately market in Rochester has had a good run and prices are inflated( IMO). I generally have built relationships with brokers lender and attorneys who advise me of inside deals and off market deals. I do also buy directly from banks. Just try to call the real estate department without the bank and see if they can give you information. If you let me know what you are looking to buy for flip or hold, I may be able to move some stuff your way to get started.

@David Stott whoa very surprise to hear about Doug being a scammer. I have done business with him in the past ( 3 years ago ) and he was a stand up guy. Sounds like the same guy, has a son or two ( one of them is an attorney?). Older guy, got divorced a few years back. He claimed he owed many houses and was always buying more. Wow very surprised to hear this guy turned out to be a scammer.

Lulli Debrosse the only difference in North Carolina is cheaper taxes. Rochester is a bit expensive but the home prices compensate for the difference.

In my opinion the prices in those area are much higher and although the rents are higher as well, the ROI is much less. Obviously these areas are very nice and your tenant pool is great with minimum headaches. At the end it all comes down to your investment strategy and tolerance level. If you can stomach the day to day management, evictions, and repairs then there is money to be made in the inner city.

Chris Mackey I have been investing here for over 12 years now. Have seen the market go up steadily BUT in the last 2 years the market has become hot and homes are being overpriced. Several factors are effecting this boom. Mainly favorable interest rates and out of town buyers over paying for properties. There are still deals to be had here if you are a cash buyer. I suggest speaking to an Investor/realtor that can guide you better. Look up Matt Harris he is great and knows the numbers well. Good luck !

HeyMorgan Brown probably not 10K net but definitely 10k gross. You will probably convert At 10-12% profit.... maybe even 14% if you control your expenses properly.
