I have several tenants who are like that. They are great payers but rude and at times demanding. Although at times it’s frustrating which creates unnecessary anxiety for me, I just deal with them by giving in sometimes and not most of the times. Stand your ground and lay out the rules specific to her demands and attitude.

I rather have to deal with someone who had but of an attitude then a dead beat tenant. Lastly raise the rent aggressively every year. Good luck with it !

There are some really good attorneys but I like Nicholas miragila office.

@Conrad Jackson hey Conrad welcome to investing in RE. Be aware you will get hooked once you buy rentals. ROCHESTER is a great market to invest. Like any other city, there are great areas and some not so nice. I am a property manager for several investors from CA and they have been loving it. Caps are in the high teens and they continue to buy more and enjoy the life style they always dreamt. I guess it is all about buying the right property and property manager. Good luck !

I suggest plugging all the holes in and around the property. Pull out all the stones and stuff steal wool in the gas lines coming up from the basement. Do the same for the radiator pipes and also plumbing pipes in kitchen and bath. Then just go and buy 100 glue traps and put them all over the building one night and grab them first thing next morning. I bet you will catch the “non paying guest”.

As far as the tenants - I am pretty much with everyone here - the tenant is at fault here for not letting you know - just move on and get new better responsible tenants. Good luck !

@Derek Fostano Hi Derek I invest in Rochester for over 12 years now. Over the years, more and more OOS investors are flocking here to buy and hold. I get the whole NY not being a landlord friendly state but I really think that matters county to county. Here in Monroe county, if you run into a bad tenant, generally I can evict them within 3/4 weeks max. In NYC that process would take 6-9 months ( if you are lucky). @Jackie Siracuse Hi Jackie - firstly with a name like yours I would invest in Syracuse! lol just kidding. I would suggest speaking to the local police department and the neighborhood watch office. You will get a very good idea of the street/neighborhood. You can also find a really good investor realtor who can guide you further.
