Wow you have taken investing outside your home town to a whole new level. I know and manage some properties for my clients out of Singapore Tel Aviv and canada. It become difficult sometimes to explain the current market conditions and also how difficult it can be sometimes to collect delinquent rents BUT with some patience all is great. They love investing and continue to grow their portfolio. It’s all about the team on the ground. I am a one stop shop for international investors.

I think Matt Honeyford makes perfect sense. I rather pay a hard month lender and build that relationship to borrow over and over again then borrow against your 401k. There are some good lenders in ROC. Let me know if you need a referral.

Hey Joanna Golden great question. I guess where I invest in rochester NY market fits your search well. Like some of the others have mentioned that market does have high turn over and the maintenance can run high but if you have enough units, it can be very lucrative. You would also need to have a strong tolerance dealing with tenants who can be very needy. I don’t mind - they are making me money and paying down my liens.

Rochester is a great steady market. Lately it’s been super hot thanks to OOS investors lol. The rental market remains strong. I guess the question you may have to ask is what’s your tolerance level. If you can deal with the lower income housing that the returns are great but if not then I would suggest buying in a better areas surrounding the city which fetch decent returns but not as good as inner city. I help several investors out of CA market who have invested here and are loving it. I can share some referrals if you like. Thanks and Good luck!!

Michael Plante although the appreciation is next to nothing in certain parts of upstate NY, the cash flow makes up the difference. Double digit CF in mostly all larger cities is great. Mostly 3-4% rule is realistic in these markets.

Here’s my share of crazy applicants “He Mr landlord let me grow weed in the attic we can share the profits “ “ my wife gives massages... can we work out the security deposit “ “I don’t have much money now BUT I have sued my current landlord so can I pay you rent once I get my settlement “ SMH!!
