 I think a land survey is important.  They should show any improvements visible and above ground upon the lands in question, at the time of survey, in relation to the property lines.  Any fences encroaching, or weaving in and out of you, and neighbors sheds that got put up on your side of the line, that gravel path, that happens to be partially on the lands of another-sometimes you.  Think of it as an outside home inspection.

Go find a site for "The Residential Assisted Living Academy".  They are the go to for education on this subject.  Also research Gene Guarino, who really make it a household name.  They have seven videos you can watch for free, then consider also their educational items.

There is a gentleman in Canada called David C Barnett, who deals with the buying and selling of business.  He has a pod cast, and seems reasonable in terms of his knowledge, experience and pricing, as I have purchased some of his classes.  He is also available via telephone and maybe able to help you in this, (I am not suggesting you sell your biz, it is just that he is used to working with both sides of a situation like this) as he does a lot of work with folks in the states as well.  Why don't you consider reaching out to him.  Perhaps after brainstorming with him, there is a way for you to sign a long-term lease, or at least cut a deal with an option to buy in the next several years and get the new owner to stay in the game, at least having some rent coming in, instead of you moving, and he has nothing but dead capital, in a building that he pays taxes on, with no tenant?
