Based on @Wes Blackwell 's post on different regions of Sacramento, it belongs to Region#2, but just nonth of I80, pretty much border line between Region #2 and #7.
Seems it belongs to east Del Paso Heights. Is it considered a war zone? Thanks.

My direct mail marketing brought me this lead, a 3B1B in oak park area.
Owner is asking 100~110k, quick close as short as 10 days. I check the comps, its ARV is about 200k, however, the condition is really bad, needs almost everything. I am afraid I can't make it a rehab deal myself, however, if any one who can make it work, maybe I can make it a wholesale deal?

I live in Bay area too. I thought of the same buy and hold strategy. To satisfy the 1% rule, in my humble opinion, it's key to find a property that is cheap enough. However, it's very hard to find such property on MLS. My current strategy is to find them off market, through direct mail, drive for dollars and online marketing.

I am looking into a couple of vacant houses in Sacramento. It turns out one is owned by a bank, the other is owned by a solo 401k trust. For the first one, I am afraid I can do nothing but wait for its listing on market, right?
For the second one, can I send a postcard to the trust? Well, probably the trust owner is not motivated to sell. Any idea?
