Postlets is pretty good. Just be aware that they no longer syndicate to any of the sites owned by Move.com (Realtor.com, primarily).. They're having a bit of a spat.

This is not a legal thing. It's more a cost of doing business thing. Instead of doing a site inspection for someone who's going to do 2-3 screens a year, they just partnered up with some other sites who do the heavy lifting. It frees up resources and provides pretty much the same result

1. Most screening tools will provide a list of known previous addresses you can compare to what the tenant gave you.
2. You can look at the property records of the previous addresses to see who the landlord was, or if managed by a company, look their office up online and call that # instead.

I would make sure they are both on the lease and on the hook. I think for coapplicant 1 you would need a cosigner because of a high Rent to Income ration, and for coapplicant 2 b/c of previous collections.
Just my .02 and depends on your rental market, too.

The parents shouldn't be references. They should be guarantors if you don't feel the kids themselves qualify for the lease. What parent will say bad things about their kid looking for a place to live?
Where do most people in your area find rentals? For example, Craigslist is super popular in many areas, useless in others. There are Facebook groups with thousands of members for different areas, for example.

I was more referring to the time frame. What happens if you take first, last and security, but it's a fraudulent credit card? That's chargebacked within 90 days no problem. (Here's a good url of chargeback time fraemes: https://chargebacks911.com/chargeback-time-limit/)
What if they decide to run way before the lease is up?
My point is to know your risks and manage them, that's all. Not against anything in specific.
