Charlotte is growing. Areas near downtown are gentrifying. It’s becoming a growing tech hub. Lowe’s HQ is nearby. Other HQs are moving to Charlotte like Honeywell and Glatfelter are moving here and bringing high paying jobs. There’s plans for new mixed-use developments. Areas including  the outskirts of the MSA are going up in value. I believe Charlotte is a solid market that will continue to grow. Whether you want to invest in commercial or residential, I’m boots on the ground here to help you out.

@Jorge Vazquez. I agree. Realtors are trained in state-mandated residential transaction requirements. Anything beyond that is their own professional development on their own time and dime.

The problem goes both ways. Most of the buyers and sellers are dealing with their personal residence. Realtors cater to the majority because they will more often sell a primary residence than an investment property. I have an MBA in commercial real estate and finance, but as a Realtor, I have only done primary residence transactions. 🤷🏻‍♂️

What real estate impact investing businesses are you aware of? I'm looking for info on businesses that have a mission or cause (other than improving the property).  An example would be a real estate business that largely supports a non-profit, or a business that uses real estate investing for a philanthropic purpose.

I'm working on a business plan to set up something similar, and want to know what's out there that I can mirror.

Loved the podcast episode!  Could I lease w/ option to buy on my primary residence when I move out?  Would the Option window need to be 3 years or less to avoid capital gains taxes?

I'm in a position where college is an excellent option!  I'm working on my MBA in Real Estate, which I didn't know was a thing until last year.  I don't have much money or RE experience, but I do have time and tuition assistance (cuz I'm in the Army).  These courses guide me through studying development, managerial accounting, RE Law, RE finance, property management, etc.  If I did have to pay for it, I'd wouldn't take it unless I had a specific plan where I needed to use my credentials.  I've learned so much, in a safe space (get it?) where I can makes mistakes without major financial repercussions.  This process has helped me refine what direction I want to go in RE.

Thanks. My religious beliefs, and purpose were major factors in my decision to stay in. I want a sucessful career and time with my family, but there's more I can do than work to make money. I'm right where I need to be, and can pursue a REI in the meantime.

@Chance Cooper I'm at Fort Jackson, SC. I estimate about a year left here.  Bought my first primary residence here in Columbia.  Learned ALOT about DIY rehabbing.  Going back and forth between selling the house at PCS or renting it out. I know renting is better down the road, but my wife is deeply concerned with someone else living in "her house."  But we'll definitely approach the next duty station with a buy and hold strategy.

After extensive deliberation, I've come to the decision to reenlist for retirement. 10 years down, 10 to go. I'll continue to build my portfolio through the remainder of my career. Thanks again for the advice.  When I PCS, I hope to turn my house into a rental...although my wife is emotionally invested and would rather sell it than let someone else live in it and possibly destroy it.  Anyone else been there?
