Post: Very Basic Virtual Assistant Question

I am wanting to ramp up my direct mail to 350 postcards a week (1,400/month) and 120 YL a week (500/month), and call FSBO's and for rents on websites. The bad thing is that I work a full time job and know that with this higher volume, I will more than likely miss more calls and spend time screening on top of the higher wait time they will have from a call back from me since I can only call so many on my breaks.

I use Vumber numbers for my marketing pieces. My question is, how can I forward those calls coming in to my Vumber numbers to a VA in the Philippines and have them answer or call back? Where do I forward my Vumber number to? Skype? Also, how would the VAs be able to call the seller back and my Vumber number show up on the person's caller ID so that they know it is my company calling back?

This may be a simple question, which is probably why I haven't found anyone else answering or asking, but bear with me! Just want to make sure I know what it takes to hire a phone answering VA. I'm debating between this and services like www.answerconnect.com. Trying to find a service that can receive calls, make calls, manage crm, and send mailings but I'm just trying to wrap my brain around the calling part.

@Rob Rice - do you happen to use a virtual assistant from another country? I have been looking at answering services and wanted to try forwarding my calls to a VA from the Philippines, but I don't know how I could forward my number to another country and have them answer. I am assuming it's a simple process, but I can't seem to find the answer on here. Any help would be greatly appreciated !

I was making my list from your first criteria, then found your second criteria on this same post, and was wondering if that has changed much from over a year ago. I want to wholesale and also buy and hold as many as I can as well. Would that have to be separate lists?

I have collected leads on my CRM and have them scheduled to call back at certain intervals. For example, I have one that I know will need to sell eventually since they have a leak in the back which is basically running through the walls in the garage and out the front. It's a small leak, but a leak going on for months now. I know this because it's a vacant house next to my mother-in-law's and I have jumped the fence since I "accidentally" dropped my tree cutting tells over the fence while trimming my MIL's trees. 

Anyway, I have her contact info, called her and the daughter answered the first time and she said her mom would be interested in selling it. But never answered my calls again. Do I keep calling or do consider this lead dead?

Other leads are the ones that I made an offer and they said it was too low of an offer. These are vacant homes, which I pass by on my way to work and check to see if they have been sold, but they have not. Do I keep calling these guys even though they said it was too low of an offer? I CAN come up on my numbers, but I've heard many times just to stick with your numbers. If I come up it'll narrow my exit strategies, but still make a nice rental. 

Then I have the ones that, after showing them my offer and running through my numbers, they looked at me straight in the eye and said, "Get the F*** out of my house before I punch you in your f******* face." I'm assuming this kind of lead is DEAD right? Unless I am the one who ends up dead. But in my defense, the numbers made sense to me.

Didn't ask. They owe like $139k, valued at $155k by county (these are all the numbers they told me, I didn't do any comps). I was thinking it would be a good subject-to deal.

I had a seller call me that his daughter has a home in which she is 4 months behind on payments, but this is in Corpus and I invest in San Antonio. Has a about $15k of equity and they just want to stop foreclosure. Message me if interested in getting the lead!

@Michael McCartney - Hey Michael, well, I got some estimates and am going to fix it at the beginning of 2016, mainly so I won't have so many losses on it this year! I couldn't reach Jesus on the old phone # or new #. I am going to call Frank Lozano again to see when he's free. If they give me a better solution than the YP guys, I'll schedule them for January.

@Account Closed - Are credit unions and banks synonymous when it comes to long-term loans, refinancing, short-term loans and anything else that a regular bank does? 

I know it was asked before but I don't seem to find an answer in this. Does anyone know how to find these small community banks? I want to start as well building a relationship, but don't know how to look for these.
