@Gerald Demers Thank you so much for the very informative information!!! Also thank you for the book recommendation for I have been doing a ton of research and reading various books to expand my knowledge about real estate. You mentioned that a lot of people are advertising incorrectly for funds, can you give me an example of a proper words to use in an advertisement if I was going to advertise on Craigslist please?

What are the best ways to find a money partner that will fund the deal for a percentage of the profit. I can find the deal, perform the due diligence on the property and present a full analysis to my partner. I know people aren't just going to hand over their money to someone they don't know, so any suggestions on exactly how you find people who have the money that is willing to partner?

I am putting together my first direct mail campaign as I begin my journey into the real estate industry as a buy and hold investor in the Tampa and St. Pete area. I am going to hand write the yellow letters but most importantly I have questions on how to create my list. I only want to send mail to owners of multi family properties that owns it free and clear. I am looking for owners that are highly motivated, such as mom and pop, and retiring landlords, that will allow me to owner finance the property. My question is how do I find lists that meet those criteria in addition to driving for dollars for only multi family properties?

Wow, you hit it right on the head!! Thank you so much @Jay Hinrichs that's exactly what I was thinking! I have been searching for multi family homes to owner finance and the realtor sending me listings said none of the owners will owner finance but the ones who will will want 30-40% down payment, so I was thinking I would could just get that from a HML, but I guess I was wrong.

I'm not sure if this is a dumb question or not but I'm going to ask anyway because I don't know the answer. I am looking for multi family properties to buy and hold in Tampa, Fl, and I want to owner occupy one unit, but my question is are you allowed to used more than one hard money lender to acquire the funds you need to purchase a property?

Hello BP family,

I need a little advice from seasoned investors please. Tomorrow I am going to see a house that I have analyzed and the numbers reveal this is a possible CASH COW! I know the sellers situation and he is very motivated so I have thought of a deal that creates a win/win situation for both of us. However this will be my first deal and I do not have any contracts. I am aware of the contracts that bigger pockets offer, but I already know that things may have to be added to the contract because of the type of deal we're doing. I feel it is necessary to have an attorney look over the contracts to verify and make sure everything that needs to be included is included properly in the contract. What do you guys think? If they accept my offer tomorrow will it take to long to reach out to an attorney to review the contracts? I don't want another investor to come along and try give them another offer. Also any suggestions for excellent attorney's in Tampa?
