As a new agent, I have also found podcast to be an invaluable source of information. I recommend Super Agents Live. A simple search thru iTunes/Sticher will bring up dozens of options.

Have a strong online presence: Webpage, Yelp, Angie's List, etc... When I was looking for a property manger for my properties, I only looked at the first two Google pages, and judged them by the content and clarity of their webpage.

@Bill Gulley  Great Advice; as a new RE agent, I am both excited and fear knocking on doors and hearing "NO" after "NO" but I know that one "YES" will erase all of the previous agony. I've heard it get's easy, and even fun after a while?!

Adding to Peter Spiro's comment:  Replacing carpet with inexpensive laminate wood flooring will give the house a distinct, upscale look. Costco, Lumber Liquidators and Home Depot have laminates at discount rates. You can find installers on Craigslist or Angies List. If you're feeling adventurous and have the time and hardware, you can do it yourself.

MeetUp is the best place to start. Chances are there is already a (or multiple) Meet Up investment club(s) in your area, if there isn't, you can start one in a couple minutes. People will find you.  

Bigger markets like NYC, LA, Chicago D.C. have multiple popular clubs. Filter the clubs by members or events held. This is a good way to get ideas on conducting your meeting.   

I was 23, a couple months out of college, in debt, and with no credit history or money. All I could afford was a mobile home with a loan from my parents. But I knew it was better than renting. 

Lived cheaply, fixed up the place and sold it 2 years later for over 2x the purchase price. Used the profits as down payment for single family house... Looking back, buying the mobile home was the catalyst for my real estate investments. Dream big, start small
