We are seeking a Hawaii-licensed Broker to fulfill supervisory and compliance responsibilities. This role is ideal for someone seeking a low-commitment, contract-based position, as operational involvement is minimal and fully supported by our AI-driven platform and a dedicated operational team. Compensation is structured as a % of revenue and therefore has significant upside.
Key Responsibilities
- Ensure compliance with Hawaii real estate laws, rules, and regulations, including property management operations.
- Serve as the designated Principal Broker with the Hawaii Real Estate Commission.
- Oversee the maintenance of accurate and complete records of all transactions for regulatory purposes, supported by our AI tools and administrative staff.
- Supervise and ensure compliance of trust account management in collaboration with automated accounting solutions and professional accountants.
- Provide guidance and support on compliance-related issues on an as-needed basis.
- Maintain a supervisory position without day-to-day operational involvement, as operations are managed by our tech platform and team.
Qualifications:
- Must be licensed as a Broker in Hawaii and eligible for designation by the Hawaii Real Estate Commission.
- In-depth understanding of Hawaii real estate compliance requirements, trust accounts, and property management laws.
- Prior experience in a similar property management supervisory role is preferred but not mandatory.

Thank you for the response. I was planning to make HI LLC as s-corp. WY LLC is SMLLC and disregarded so should be allowed to own the HI LLC.
I am located in CA though. As HI S-corp issues me a salary, I assume I just need to include that W2 on my CA return.
Please confirm.

Hi
I am trying to figure out what triggers foreign entity registration in HI? Can you help with below scenarios:
1. HI LLC does property management and is registered as Member Managed with WY LLC as 100% owner.
2. HI LLC does property management and is registered as Manager Managed with WY LLC as the sole manager.
Taxation: HI LLC is disregarded and WY LLC is setup as S-Corp.

Ghassan - Thank you for such a prompt response. I agree making employee gives less authority, but feels such a headache to run payroll, file taxes, workers comp etc. Could we not just hire them as manager and create an operating agreement which specifies and limits the duties as a manager of LLC?

Hi
I need to apply for a new real estate brokerage licence for my business entity that requires having a PB. The licensing form says the PB must be either manager of LLC or an employee. Could someone shed light on the pros and cons? I plan to pay the PB a % of our revenue with NO fixed salary initially until we scale.

Software is very personal. What works for me may not work for you.
Buildium, AppFolio, and Propertyware are the three big players. RentVine is the new kid on the block with great potential.

10% ROI is really not that great, I can find 20% here in Sedona any day of the year, and already got the whole team on the ground.
Countries I've been exploring and visiting properties in: France, Portugal, Finland. Some attractive destinations there can easily achieve 15% ROI, and average property prices can be as low as 250k so it's an easier entry point.
A lot of my friends invested in Bali and had great returns, especially if they've invested before the pandemic boom. I'm also gonna explore tropical destinations in the Indian Ocean, I think it's super underrated right now.
