Hi @Oswaldo Torres! Congrats on recently graduating! I'm an agent in DFW and would love to connect. I work mostly North Dallas but go as far south as Mesquite/Forney so I'm not too far off from your location preferences. Always open to just connecting/talking markets/strategies/etc.

As for books, definitely check out Investing in Real Estate with No and Low Money Down (Brandon Turner). Also, Brandon has some really great webinars on BP that are worth watching.

Hi Shanna! I'm in the DFW area and been here my whole life so I would love to connect with you. Will's advice is invaluable - I highly suggest approaching different agents with an "interview" mentality, but I'm always available if you have any questions about the DFW market specifically.

Also, check out some of the BP calculators if you haven't already. I've used those to help a number of clients wrap their brain around potential returns and they are extremely helpful. Good luck out there!

I agree with Bruce to look all the way up to OK border. Per Amy above, great info, but Frisco and McKinney may be tough to hit those numbers as well.... Princeton maybe, but I would honestly start turning your attention towards Sherman/Denison/Van Alstyne. Maybe even Sanger (and just north of Denton) a little further west. I have more and more clients that are ok with being further out of the city with work from home being more of a reality.

Hey David!

I actually like to approach it the same way as Maurice. Ideally, if you're close with your contractor I would bring him along to showings to mentally tally a rough estimate of cost together (he may see red flags you don't and vice versa). If not, I always like to be prepared with "bucket costs"  ie) a mid-level kitchen reno (15k-20k), bathroom rehab (10k), basic pricing for floors based on sq foot, etc. That way, when you walk the property you can add it as you go. 

As for figuring wether a property is worth further analyzing, definitely run your numbers to determine how much you're willing to put in, and what your goal is for the return. It'll be pretty clear if a property is a good possibility when you have that bottom line in mind while walking properties.
