Three options...
1. Ask them to leave (probably not going to happen base off what you said)
2. Cash for keys....easiest and fastest way
3. File an eviction
-a 30 day notice needs to be sent to the property (certified mail is best)
-file with small claims in the township of the property
-cost is roughly $100, but I would use an attorney at a cost of roughly $200(I can recommend a firm)
-beware that a forced move my be required if tenant refuses to leave and this can cost upward of $600

I don't trust title companies that do double closes without A-B funding in for the closing...Also, I deal with several wholesalers in Indianapolis and I don't mind what what their fee is as long as its a good deal for me.
