Hi, I'm from the peninsula, unfortunately, I don't have a large lot to build an ADU at my house or at my other rentals, but I'm curious as to the process of securing entitlements and/permitting. Does this normally require notification to your neighbors? I guess my real questions is if this is a lengthy process? Thanks!

@Josh VanSetten, fantastic job! You can always refinance into a conventional loan after 6 months for better cashflow, as long as don't any huge pre-payment penalty.

@Einat Menashe, I would use both Trulia and Realtor (under neighborhood) to spot out the crime areas. I believe they use different crime reporting sources so you get more data.
On your property, how much did you estimate the rehab? I received the info from the same wholesaler a few days ago.
