Thank you guys for the replies. I'm not dead set on leaving college yet. Its just that I've had a rough year actually i can say its been the worst year of my life and the only thing that kept me in school was the dream of living long term in japan, but now that I know that I can tie my financial goals and my personal goals together I feel like I could be more active in getting deals and maybe take more hours at my job to better fund those goals . Ill think it through though. This semester is over this week so Ill have a few weeks to come up with a decision.

Hello I am pretty young and I am a college student, but I feel like I am wasting my time. When I am passionate about something i put all my effort into learning it and I tend to learn a pretty decent amount on my own. In college however I had one motivating factor for going to college and that was to move to japan (because its freaking hard to live there long term w/o a degree). Ive since learned that I can just invest in the country and qualify for a long term visa that way (there are a few other things required) so my motivation to stay in school has kind of died down.

and I am considering leaving school and focusing on my job and beginning my real estate investing career (I'm actually buying an absentee owners list this week with my paycheck)... My semester is almost over and I know my parents cant really stop me from doing it, but I also want them to understand that if I do jump ship it is not to fool around. I want to build something and accomplish my goals. So yeah how would you recommend i break the news if i do decide to go that route

Thank you guys for the information. Im starting to study the market and hopefully I will be able to come up with a first deal post in the next few months

Hello biggerpockets I live in jersey city temporarily but the values on properties here are nuts, so I began looking in nearby states and I saw that

Pennsylvania's prices are a lot like the prices I see around the forums. I was wondering if you guys had any advice on how I should approach this venture . One more note I don't have a car yet so most of my travel will be through train or what ever.

Sorry for the bad typing I can not see what I am typing on this phone

Thanks in advanced

Hello,

I have spent a lot of time learning about real estate investing and I am preparing to make my moves, but when I went to list source to buy a list the price came out to over $1000.

which is a little out of my price range atm (okay maybe a lot). Since I plan to wholesale I am looking for a low cost option for leads.  What services or approaches would you recommend I use to get the ball rolling and start marketing to potential leads.

Hello Bigger pockets I've been hearing a lot about using direct mail marketing to bring potential leads to the table but most of the time I see people using bigger budgets then I have access to now.

I was wondering how you would recommend I best spend my money to market to potential leads. I know there are many services that will handle direct mail for me, but I honestly am not sure if only a couple hundred dollars would be enough to bring in enough leads.

I'm also not sure if maybe there is a cheaper method of marketing (outside of bandit signs) that could help me to get the ball rolling.

I was thinking that buying a list and handling the direct mail myself would be an option as well but I want to hear what you guys have to say.

Thank you for reading and thanks in advanced.

Hello I have a goal of becoming financially free with real estate as the first stepping stone, but I also have non financial goals as well the biggest being my want to live in japan and gain permanent residency.

My question is do any of you guys invest in countries that you don't live in, and would you be able to share some of the pros cons and difficulties that could come with investing out of country.

Thanks

I fully intend on doing that. It felt good to fight the nerves and call.

So being a new investor I was excited to find a FSBO sign a few houses down from where I live. so taking action I immediately called the number, but when the phone was answered the lady was confused saying she had no idea what I was talking about. Im curious if any of you guys have run into a situation like this.
