UGH..... I have a client who is still doing SNAIL MAIL and has no computer...... is that the easiest option?

i'm sure you're ahead of your class if you're reading through these forums on your free time.

Never thought BiggerPockets would be a source for leadgen in rentals...

I definitely would be happy to have you apply, but as you might guess, one of the roommates is bringing in his classmate  to add to the lease (hence why I'm asking about addendums).

I can put you in touch with the tenant and you can interview with him in case the other falls through if you'd like. Let me know.

I HATE translating Legalese in contracts!!!!!!

I have two students in a 3br at college park maryland. Looking to add a 3rd.....

Seems like the standard is to screen, then just write an addendum they all sign....

Does anybody know recommended language to add a tenant in an addendum for PG county MD?

thanks joe and nicole. it's hypothetical.

the yard is maybe 150 fenced sqft. so its a little manual non-gas powered push mower and/or those electric grass cutters with string. we just keep them in the storage for tenant, but i just dont want the liability.

The tenant is using our mower, and who knows if he cuts off his foot because one day it blows up or he doesn't know how to use it properly

verbally QUALIFY as much as possible without scaring them before you show.

otherwise, good luck getting applicants to pay for a background/credit check in screening BEFORE seeing your place.

I believe it's illegal to have variable rate based on the number of people (a couple as oppose to a single person). Depending on your state's laws, I believe DC you have a limit of 2.5 persons X #of rooms.

@Nicole A. I understand anyone can sue you at any time for anything - that's given.

Of course I'm referring to what clause or language in your lease do you include, that addresses this type of issue?

or from a tenant slipping on a icy sidewalk on your property?

It's just an unavoidable random pest like spiders and ants?
