As a licensed RE agent in Maryland, in reaching out to motivated seller's, do you know what type of disclaimer (if any at all is necessary) is needed in your marketing pieces?

or does a simple "not looking to list" suffices?

Hi Everyone,

Super excited and to be honest a bit scared venturing into REI. My background is in property mgt and also got a DC/MD RE license.

I know there's huge opportunity out there for someone looking for it and trying to educate myself with any resource I can find. Been looking into rehabbing and wholesaling.

My goal is to invest into my own project by summer....

Would love to talk to any of you seasoned investor's out there and just hear your experience. Even more so, I'd love to work with you if you're interested in some one ready to dive in.
