Problem...... - Utilities From HELL!!!!

My client has the property from hell, with an old-school forced air furnace.....

I was able to get them great tenants at a great rate..... only to find the blood sucking heat drain it all away....

Bills go up to $500/mo!!!.....

I'd like to consult my client with an alternative, because the house has HUGE potential.....

Maybe some of you guys r smrtr than I..... any ideas?

great idea, I know in maryland if you are living in the property you can discriminate up to some extent on who you live with (m/f, etc etc).

I would just be really selective with the tenants and set the price high as long as you can justify with amenities/features.

should be a great way to offset your mortgage in the meantime.

I'd look into AirBnb....

you get much higher rental rates and the biggest trouble is the maintenance, having to meet guests for keys, going to clean constantly.....

but if you literally live upstairs, it should be pretty convenient....

try going to auctions or getting appliances and materials at wholesale prices

call appfolio and have the PM on the call as well.... any mgmt trying to keep up with the market invests heavy in customer serv and especially educ to implement.

buildium went out of their way to teach me how to add and subtract, even without me putting in a penny

REQUIRE the renter's insurance. I NEVER thought anything would happen even though I was requiring already....

Lo and Behold, tenant causes an oven fire, says "I have no idea how the inside of the oven caught on fire while we were cooking"....

Restoration companies are called to come in..... tenant who burned our kitchen is pregnant and is asking for a hotel..... 

Total cost for a smoky oven and smelly kitchen? +$30k!!!!! out of the blue......

The restoration companies is the biggest SCAM and there's really nothing anybody does about it.....

So even though, we're doing everything right.... you DON'T want to be caught UNPREPARED when the bill comes.....

How do you look up latest specific laws, rules and regulations that your state, city, municipality maintains??

When you're asking questions of whether or not you can charge a pet deposit for a service animal....

Or are you required to pay interest on security deposit and when is it enforced....?

Or any other million random question of the crazy scenarios we run into.....

Appreciate the experiential feedback!!

it's all numbers.

how are you acquiring this property?

my biggest thing is calculating my return....

So compare how much you are putting in to acquire vs. how much you will earn NET by end of year.

Be as accurate as possible in accounting for your expenses like holding costs (PITI, condo/HOA fees, maintenance, vacancy)

In terms of paperwork, it's fairly easy to obtain if you google it or can pay a RE agent/atty minimal fee.

If this sounds overhelming, i wouldn't pull any triggers.....you need to keep researching until it sounds digestible and then manageable.
