of course not. 

there's people with terrible properties, that are going to eat up all your time and expect to not pay for any maintenance of their stuff.

A worst NIGHTMARE come true. A tenant gets hurt mowing the lawn on the rental property.

How do you protect from a lawsuit?

Do you add something to the lease to protect yourself?

I'm working out of MD close to DC..... someone please tell me what this monster is??

I know you have to have a thick skin for real estate, but this is a mix between and spider and a worm..... the most disgusting things on the planet.

How do I get rid of them?

Today was Inspection Day......

As annoying as these appointments are, the inspector come in and added a million things to my plate as he walked by leisurely pointing out his "observations".

To revert my impatience and frustration, small talk was in order about his job. I realized he does this all day and probably sees the most ****** houses.....

I asked for his card and said is there any way to get a list of houses that are vacant?

And just as helpful as his "observations", he answered "no".....

Do you know how to get some of these leads from your county housing code office?????

@Account Closed thanks for sharing your input. We're pretty diligent about airfilters and putting dates on them to remember to switch out. we do duct cleaning about once a year....

but knowing how bad our costs are and how long it's been going on, why would you not consider changing the mechanical unit?

@Steven Loveless unfortunately a good PM may not even exist in your area honestly because the industry is known to just get by on the minimum. If you didn't already know, a real estate agent is not the same and I wouldn't trust one who says they'll do it, as they're not incentivized to prioritize your property management Over finding another house to sell. Nor are they use to watching out for crucial pitfalls that occur let alone are they prepared to handle them.

Unless investing is big there, most likely you'll have a few companies to pick from that'll be little more than rent collectors.

As far as getting estimates, it's super easy to get them from any agent in the area. Just ask for it and ask from a few agents because it will vary depending on quality of search that agent does.

Do NOT trust nephew Jim on referrals who's overlooked little more than his lawn being mowed. What I do is I go to the biggest busiest trade store and ask who is their busiest customer. That person is doing a lot of business and know what they are doing....
