perhaps you like charity work. buy a big pot and create a soup kitchen.

if tenants unexpectedly decide to pay rent, save that for more giant pots.

am I reaching.....but are there any freeeeee expense accounting apps?

it obviously tracks travel, but what about other expenses. Like taking pictures of checks, office supplies, etc etc....

I agree with greg s.

you're paying or not paying your PM to MISMANAGE your assets. As a PM myself, I'd have to be WILLINGLY incompetent to let an eviction go for 7 months KNOWING my client was paying out of pocket and most likely not getting paid myself (since no rent was coming in).

What kind of screening did they do? No PM worth their salt would have NOT seen it coming BEFORE tenant stopped paying.....

Get rid of the PM, FIND a good quality local Real Estate agent/PM or any RE professional you TRUST to help you look this through. Whatever fee they charge you to get through it is worth it, rather than getting robbed blind, or worse yet, watching from overseas.....

I think it's a little bit of both. Real Estate by nature is too local and will never be completely regulated by the net. Just like I would never buy a house solely on a zillow search.

I would think it's a small few deals if any that get done completely online from an "online lead page".

But definitely helps with exposure....

@Al Williamson interested to hear how you use taglines and what sort of internet marketing are you doing other than zillow/craigslist

wish i got started early like u guys. i'd work with a real estate agent (someone you trust REAL well) so you have a team to consult with (it will cost you a bit of money - well worth consultation).

study up on wholesaling first, thats how you learn to get deals. if you get through that boot camp and still like real estate, look into financing options.... but as mentioned study up on wholeselling and see how u like it

We've had several run ins with the tenants over the bill. They are mostly responsible but complained as the inefficient furnace wasn't their fault.....

Good question, do I still hold them to Bill?
