So I've been scratching and clawing to gain this client in my neighborhood as I know I would do a bang up job. Literally writing 1000 word sales letter emails, providing a menu of service and benefits to him, and even knocking on his door!

I even convinced him to give me access and tour his place.

I finally got his attention after a few weeks and he's asked for an agreement. Had a great first tour of the place to a well-qualified military med student.

But he emails me back saying he only wants an agreement until end of year!!! All my other clients have kept me since first signing with them.....

After all this negotiation, I fear he's just going to take my leasee and just end the contract at the end of the year.......

What would you do??

I was looking for more signs to watch out for like Hvac or roof or plumbing. What to look out for, large expense items???

I'm no developer, tradesman or contractor......

In fact for a property manager, I really hate most handy things......

When I do my move-out inspections...

I really just go down the list...

tap on that item with a pencil and concerned look on my face....

then move to the next one.....

Any tips on actual things to look out for in terms of maintenance and possible damage?

there's always a way to cover your personal life. Use an LLC to it's full extent and as someone mentioned use a trustee to have their name and address listed.

Unless he's really stalking you, and you're really scared, I'd follow Robert's advice

Thanks guys, I didn't see any dripping, but there possibly was at some point? It was wet under the vanity and I saw water damage!!! and a "saggy" ceiling in the kitchen..... I guess it's time to call the plumber.......

@Marcia Maynard thanks marcia, ive been in the place a couple times already in the past 3 months so I know the condition (very good). I've been in close contact with them regarding move out (scheduling checklist, key exchange, instructing utilities close out). I do have a few questions on how to conduct a good move-out inspection, because I'm definitely no contractor. All i check is if it looks clean and no damage.....but I think thats a discussion for a new thread which I'll post

@Robert Melcher totally agree.... they've already burned the kitchen down and wouldn't own up to responsibility..... i doubt they'll start now.

they've mysteriously also said the kitchen ceiling has chipping paint, and might be due to a dripping faucet, so I need to go now.....

I'll probably make the preliminary diagnostic, and call in the plumber knowing they'll complain
