So cozy.co is not very property manager friendly. You can collect rent electronically, but NOT send to clients/homeowners electronically.

I can venmo/paypal to send to them a lot of times, but I always hit the weekly limit rather quickly.....

Any alternatives to sending HOMEOWNER's the rent.....??

You can DEFINITELY save THOUSANDS a year .......

.....setting up your TAXES CORRECTLY.....

.......What's the BEST way ......

........to set up  a Rental Investment ....

....for TAX Purposes???

.......LLC, personal?.... Also, is there a difference if the person is LIVING in the unit???

.......Can you write off expenses, repairs and furniture if there's NO LLC?

@Marcia Maynard so you can issue pay rent or quit on partial payments? 

In our state 3 judgements whether tenant pays or not is automatic eviction, so should they just issue pay rent or quit 3months in a row, accepting partial payments?

@Ryan Murdock thanks, it's md. But you think the judge would throw it out either case cuz they've ALREADY been doing it?

We All KNOW, do NOT take partial payments... for just this SCENARIO... eviction judge may THROW OUT your case for having a pattern of taking partial rent....

Well, I'm taking a client on, in the middle of Trying eviction... who's been TAKING PARTIAL payments.... FOR MONTHS......

Should they STOP accepting partial payments now?? and evict from there???

@Jamie Engledow Why do you not recommend walking away?

At this point, I think the client is use to being my first and only client, so I took a lot of abuse from him. 

Now I have other clients that treat me a lot better, and hinted to him in our last conversation that I was through.....

... And How did you FOLLOW UP with the "cold feet" buyers? I had the same exact scenario.... but as you can see, I don't deal with "break down" very well.

@Matthew Olszak thanks for your feedback. Even though, nothing is for sure until the keys are in my hand..... I actually HEARD from the tenant and even AGREED to PAY us $500 for Feb (rent is $1750) and move out before court date......

Your approach, is not something I thought about and have trouble thinking from their "hermit crab embarassed" standpoint as I could care less about all of the excuses and apologies.......

But I guess it's something I need to learn more if I need to get out of bad situations like this.....

So thank you for sharing, as I probably wouldn't even be able to deal if I hadn't gotten down and reached out....

Still......WORSE off, the owner was NOT happy with me.....

The tenant offer - to move out past the 15th (even though still before court date) was NOT what he asked for according to him...., showing me a $250 water bill that he said NEEDS to be taken care of by the tenant.......

I'm extremely frustrated, upset and feel under appreciated - having gone so far to get the tenant to reply back and even NEGOTIATE PAYING some feb rent.....

The deal offered was already more than the owner was expecting and he wanted me to go back and ask for the water bill too.....

In my opinion it's risking losing a good offer, to go through eviction over just $250.....

@Deanna McCormick Thanks for comment and feedback on process, but it seems like we keep getting side tracked the thread.

I will probably sit in on a proceeding.

But The title in the post is 'convincing my client' to settle....

Eviction has already been filed.

My job as a PM is to consult, and as a business I need to make money. 

As a PM I know my client either risks heavily losing time and/or money the longer we waste running around filing papers, waiting for court dates....

As a business, I waste even more time and money sitting in court, rather than earning my clients money, incidentally NOT earning my business more money. 

So filing eviction does NOT become that simple, and communication with my client becomes first priority and key to him and my business.

The way I see it, settlements may NOT be for EVERYONE..... if you don't value TIME/MONEY.

Thought I'd leave the correspondence below for your thoughts, or just your perusal.

"Hi Aaron,

I have some sympathy for you guys as it's been more than a year I've been working with you.

While the owner was not as compromising, I am TRYING to RESOLVE the situation.....

As you know the owner has FILED EVICTION.....

If the sheriff hasn't delivered your court date, it is scheduled end of this month.....

I will spare you all the PERMANENT ramifications with an EVICTION.....

But I talked to the owner, and told him you guys must be facing hard times after all I've had to do throughout your time.....

So he's willing to listen to me to DISMISS your EVICTION, if you give me a call tomorrow and talk about coming to a deal.....

If you'd like to DISCUSS a solution BESIDES EVICTION, then it's best we talk.....

If I DON'T give the owner an UPDATE, he's assuming you plan to squat....

RESPONSE (received today, first time in 2 weeks from last hearing from him)

This is Aaron, I for one apologize for all the inconvenience. I'll give you a call when I get off work today. Thanks for all that you do."

Owner told me he wants them out no later than the 15th.... personally I think that's super strict and doesn't outweigh the cost SAVED if they left before court date (27th)....
