My insurance agent has our landlord policy under our personal names and lists the LLC as additional insured. So the opposite of what you're describing. Now you have me wondering if she did it right..we own our property free and clear though.

I have never heard of the state requiring a landlord to renew a tenants lease. Unless you signed a term lease with him, the lease expires when it's contractually stated to expire. If the term is up, he's on a month to month so you can give him 60 day notice to vacate. No reason needed. You stop collecting rent. If he doesn't move out by the 60th day, you evict. The key is you don't take any future payments.

Hi! I volunteer my dad as a general contractor or handyman for any maintenance or renovations you need. He's a jack of all trades and can do electrical, plumbing, and general carpentry. Financing for LLCs are more expensive than under your personal name. Most mortgages have a clause that prohibit you from transferring the property from your own name to an LLC. If this is your first investment property, getting a good insurance coverage is probably adequate.

Doesn't HELOCs have a shorter repayment period like 20 year max? I know the rates are low right now but maybe a cash out refi is a better option.

I use Zillow and use the filter to search for properties for rent in my zip code that are comparable.

There is no need for dick comments. Perhaps Jeremy doesn't buy ******** properties like you do/did.
As for the blinds, I agree that it's minor. Hopefully you've collected a decent security deposit and if it's not fixed, you can always deduct at the end. You can also use the change filter opportunity and inspect the house. If there are no holes in the wall or damaged flooring, I wouldn't worry about the blinds. $9.99 fix at home Depot.
