Ya the meet up at Grata bar is the place to start and there is a new meet up starting on the 3rd Monday of the month. That’s awesome Matt! My husband and I moved to Lincoln Ne earlier this year. We lived in a travel trailer and just parked it behind whatever project we were working on, so we are no stranger to doing whatever you need to to make your goals happen. As for your condo I would run the numbers both ways. Figure out how much it would cashflow as a rental, with factoring for vacancies, cap ex, repairs, and management, and hoa. And then figure out how much you would make from selling it. Sounds like you wouldn’t have to pay capital gains tax since you lived there the last 2 years, and your equity might serve you better if you put that money down on an intentional investment property.

My name is Megan. I usually buy rental properties in Lincoln Nebraska. The goal is to buy 7 units a year for the next 5 years. We've got 6 so far this year but we are just about tapped out on funds and time (we're in the middle of 2 rehabs). We’ve been using Cozy for a few months now with inherited tenants and love it. And we just screened our first 2 batches of new tenants. The credit and background check process went flawlessly except the people with records on their background checks took longer than a week to get back.
Now on the third group of tenants 2 of the 4 applicants claim they can’t verify their identity with Experian for the credit and background check. They supposedly have called in and customer support couldn’t verify them either. Has anyone had issues with this? Are these applicants just trying to hide their credit and background from me? Or are just not answering the questions right?

Hey Jessica, congrats on your first rental property. That is very exciting. I personally have started using cozy.co for tenant applications, online rent collection and managing repair requests. And there is no cost to you. They also have a process where your tenant can input their renters insurance before move in or purchase renters insurance through cozy.

Awesome Taija. I know you said you did a lot of the work but did you have someone reframe the roof joists? Who did you use, and do you mind sharing how much that part cost?
Also do any of you Lincoln investors have a good and affordable framer you use? I have a couple basements I'm looking to frame in.
