Hi everyone,

I'm looking for small, mid-sized or large multi-family properties with more than 20+ units in the Lehigh Valley, PA, primarily Bethlehem or Easton, PA, and will stretch into Allentown and Whitehall for the right property.

We currently manage 7 properties surrounding Lehigh University and are in process of syndicating a 100+ unit property in Waterbury, CT.

What’s causing you to question your CPA of 6 years? In other words, what tax position don’t you agree with them on and what’s your reason for disagreeing? Are you familiar or have researched the Tax code? If not, have  you asked your current CPA to provide you the support behind their advice? Or post your question on BP and see what others have to say ;)

Hi Brittany, 

Here’s the 5 steps that got me started:

1. Listen to every BP podcast you can,

2. Register for the BP webinars,

3. Start analyzing deals using BP calculators,

4. Go visit houses on your area / network,

5. Start putting in offers to get properties under contract.

Quick update: We're close to finalizing the purchase contract with the seller. 

I wanted to share the business plan so you have an idea:

The property is a 109 unit building in downtown Waterbury, adjacent to the UConn Waterbury campus. There is also Post University, Naugatuck Valley Community College and University of Bridgeport that are very close by as well. The more students the better - The riches are in the niches! The City has been revitalizing, and we're in a position to take advantage of a mismanaged building in a neighborhood that is on its way up. We're looking for LP investors to invest with us, as we transform this building into a strong and stable cash-flow provider.

Our business plan is to do the following:

1. Renovate the whole building (brand new elevators are in process of being installed) and fill with high quality tenants, students and other professionals (healthcare and the like)

2. Operating the building to maximize cash flows through local property management,

3. Fill 7500 sq ft of vacant office space,

4. Recharge electric / utilities to tenants,

5. Increase revenue through parking, laundry, antenna, etc.
