I have an off market deal passed to me.  Does this look like it is worth pursuing:

Property: 2/2 bath condo 900 sq feet, built in 1990. Needs full rehab.  Fixed up comps have sold for $515k

Purchase Price : $425,000Fix costs: $40,000, full gut labor, material, new appliances, new kit+bath, and new hvac

Rents: $2700-2800, $300 hoa, $400 prop tax, in good area with schools rated 9. Poway School district.

Hi,

I wanted to connect with an agent in the plainfield area.  I am from out of town and will be in plainfield Aug6-9.  I would like to look at some cashflow properties, and potentially buy some rentals in plainfield, joilet, or other parts of Chicagoland, where cashflow and the path of progress is feasible.

For ownership lookup, assuming it is not owned by a non-see through legal entity, use sdtreastax.com, and enter in the address of the property.

JR A friend of mine built a custom house (5000+sq ft) in Santaluz, where they have extremely tight building restrictions. He was getting bids at $300-400 sq/ft. He went with a builder Khan Construction, built a beautiful Mediterranean style home for closer to ~$200-250/ft. Here is their contact info http://www.khanconstruction.com/

I was recently talking to another real estate investor about how there is a complete lack of deals for cashflow showing up these days. He kind of scoffed and said you will never find them in MLS, that is where all retail sales go. With that said I was wondering if people would like to chime in and share some of their buying systems for off market listings, how are you able to find these gems?

I am also in San Diego, and also looking for a good TAX Guy who knows real estate. My current tax guy Dan B tax, is not cutting it.  Can anyone recommend someone who is creative and thinks outside of the box?

I came across this free book called Millionaire Tax Strategies for Real Estate Investors, by Albert Aiello.  I guess he passed away not to long ago, and the book is out of copyright.

I was wondering if anyone has read this book, and if the strategies are sound.

Can anyone recommend a great tax guy, who understands how to benefit from some of the tax shelters real estate provides.  I recently read this real estate tax book called, "Millionaire Tax Strategies for Real Estate Investors" by Albert Aiello, its pretty good.  I guess the author passed away a couple of years ago, and the books is now out of copyright.
