Has anyone ever done traditional Bandit signs around Denver, Colorado?  I'm curious on how effective it was, and was it worth your time?

Alright I got the property under contract.  The address is: 810 N H St, North Little Rock, AR 72114.

I'm having a little trouble finding comps though. Would love to get anyone's two cents on what the ARV would be? The median home prices in that area according to NeighborhoodScout.com is around $56,000.

@Lee Verdon Any updates on this?  I've got the same question.  I've got a guy who has said yes but I haven't sent over the purchase agreement yet because I'm trying to figure out if I need to do escrow or not, and if so do I need that in the contract.  If I don't get a positive answer one way or another by mid-day today I'm just going to send him something without earnest money/escrow in the contract....lol.

The other thing is the person who said yes is in a completely different state then what I normally try to do stuff, and I don't know any of the title co/closing attorneys out there.  So I'm wondering if I can just get a random title co to do the escrow but if need be use a different title for closing if I like them better....lol.  Maybe that's a jerk thing to do.
