@Nate Smoyer thanks for the response. I do plan on uploading a lease my attorney drafted. Just never had the experience doing it. I’ll let you know how it goes

Rental property closes next week and I want to execute a lease option. 

Has anyone executed a lease option, and utilized an app like Cozy or Avail.co?

Find the criteria that's important to you, and then take action.

I started by calling realtors and property managers in the markets I thought of. It causes you to take action without committing any finances

Listen, everyone has their things. Most people are going to tell you to improve your credit score.......but for what?!

I closed on two rentals with a 560 credit score and $30k. There are ways: private money, hard money, seller carry, etc.

I live in CA and one is in Clarksville TN, and the other in High Point NC

I honestly didn't look much into the tax implications. I just focused on which markets made the most sense for me and pulled the trigger 😁 because I know its the wise decision in the end
