I started buying houses in 1978. As I acquired properties, I hired out the management, always with dismal results. My first house had a conical fireplace and chandelier stolen, a fire started in one of the bedrooms, and the rear fence burned down. In another case my manager left town absconding with funds and was later arrested by the FBI. I quickly learned that property acquisition was the easy part of real estate investment. The key to long-term success was, and still is, good management.

I have spent more than 40+ years learning property management from the most knowledgeable managers I could find and from the ‘school of hard knocks.’ In my quest to be the best manager I could be, I have implemented, revised, tested and modified other people’s ideas, and created new material as necessary. I have changed systems and procedures as the laws and times have dictated.

My management philosophy has always been to treat our tenants the way they would like to be treated, while maintaining strong controls to assure maximum profitability with a minimum of hassles.

Frank is a full time, multifamily real estate investor for the past 21 years and started 24 years ago while employed full time. Having studied economics and finance, Frank was a registered investment advisor with his own firm before joining the Federal Reserve. At the Fed, Frank worked in the fiduciary world specializing in asset management of high net worth individuals and securities lending. He has formal credit underwriting and options training, worked on specialized investigations involving derivative transactions. Frank also attended law school.

In addition to multifamily investing, he has flipped single family houses, spec built homes, appeared in front of planning boards and zoning boards seeking relief, and active in local real estate meet-ups. He acts as a consultant for individuals facing challenges in their real estate business and self manages his own multi-million dollar portfolio, is an accredited investor, and seeks opportunistic investments. He speaks to other real estate investors about various aspects of real estate investing and maximizing passive cash flow.

Frank is the former Chairman of the Atlantic Highlands Unified Board (Both Planning Board and Zoning Board). Frank served from 2007 to 2016. He was charged with the responsibility of reviewing applications, conducting public meetings, spearheaded new and various zoning laws revisions and worked with Professional Planners revising Master Plan for Atlantic Highlands which resulted in new development and growth. Frank also owns his own construction company to vertically integrate and facilitate unit and building rehabilitations on his property.
