@Benjamin Beyer, I am going through the courses right now. They do take time. I don't think small landlords (under 100 doors) will find as much value from the content you will learn as corporate entities with serious portfolio. It does teach mixed-use property accounting, the information I now don't need, but when I need it I would have known it. I second @Will Fraser that CPM adds a specialized training for PM, the one that you can't get by just managing properties.

@Miranda McClure How many doors do you have? I heard it is a nightmare to reconcile bank accounts when you have more than 100 doors. What's your experience with reconciliation?

I get enough mileage out of QB, but it is an accounting software. I have to add other tech to my stack to achieve pure PM features: Trello for work orders, Dotloop for apps and lease signing, Rentlinx for listing syndication. The challenge is to keep all the pieces in sync.

I love your idea of tracking "buckets". My questions is why you do it in Excel? I assume there are dedicated property management software packages to do it. 

Question for everyone else: If you use property management software (Buildium, Yardi, etc), what is your experience tracking bank account per property?

Since she has little equity, she must have a mortgage on it. If she has a mortgage, she can't do a CFD, because it will kick in the acceleration clause.

Thanks for the prompt reply John. I will definitely have attorney to look over the agreement. Do you know whether there are any things to watch out for in TIC setup?

Hello fellow investors, 

me and another investor own adjacent land in Minnesota town. We agreed to build a 50plex on it. My partner is willing to make 95% towards downpayment and I will make 5%. So, Partner A - 95%, partner B - 5%. Now, partner A suggests that Partner A, LLC and Partner B, LLC are created and the operating agreement is established between them. Why not establish Partner A+B, LLP instead?
