It all depends.... if this house is in Utah in the the wasatch front $50,000 is an amazing price... from what I've heard meth removal/cleanup can be pricey but if the numbers make sense then go for it. Just be sure of the numbers before you pull the trigger and do exactly what your doing and find someone with experience with meth to help. Good luck!

Hey guys what are all the strategies of finding all the wholesalers in my area of Utah (Utah county and Salt Lake county). I'm going to be working with an investor flipping houses and I need to get on some more wholesale lists. I know I need to start attending for of the local REIA's in the area and start networking and call bandit signs. But what else can I do?

Second question what is working in Utah in finding good deals for flipping properties?  Thanks

Welcome to the big exciting world of real estate.  The safest contract you can use is the states contract.  This is what all the realtors use.  Its a little long but i covers everything.  Here is a link http://realestate.utah.gov/forms/REPC_2008.pdf.  I know a wholesaler that uses his own simpler one page contract to.  Just keep asking around and see if anyone would share their contact with you.  Good luck.

Thanks for all the great replies! I guess I just need to dig a little deeper.  One house I was looking at also had a mailing address that was the same as the physical address so I was stopped there.  Never thought about looking in the obituaries and looking up family, that's intense but it sounds like it paid off.

Hey I have heard all the time to look for houses that have super long grass and overgrown shrubs because that would indicate they are abandoned.  So my question is how to you go about finding who owns the property and how to contact that person? I know about the Utah county website and I can find the owner name but have no idea how to contact them.  Thanks for your help

Hey guys I just finished my real estate agent course in Utah and passed my test now I need to find a good investor friendly brokerage to get my feet in the door.  Any suggestions on going about finding a brokerage? I'm not looking to be an agent full time but as the opportunity comes up I want be able to use my licence and have a little help as learn the sales side of real estate.   Also what kind of commission split should I expect or seek for.  Thanks 

Amen brother,  I like the idea.  I would love to hear more from the people in my local area in both in the forums and marketplace and it would be nice if there was any easier way to do so.
