@Keb Payne do a google search for utah real estate investment groups. There are a bunch in the area that have tons of experienced investors attend. Also google sale my house for cash Utah and you'll get a bunch of the top wholesales website and you can try teach them that way. Good luck man.

@Brian Harker Utah county is very tough right now but there are still plenty of investors figuring how to still find properties. But yes it is really hard deals on the MLS. I am just finishing a flip in orem and it was pretty difficult to get this off market deal but if you put in the work the deals are out there.

What would you do in this situation? I am currently living in a live in flip house with a great interest rate 3.25% with a mortgage around $825 a month, 6 beds 2200 sq ft in an amazing neighborhood next to a top rated elementary school. I have about $200,000 in equity. As great of a home as it is my family is growing out of it and my wife is ready for a new home. So should I keep the home and rent it out for about 1700 a month and take out home equity loan for a down payment for our next home? Or sell it put all the equity in next home and build and add an apartment in the basement with the goal of keeping mortgage payments close to what it was but with a larger more functional house. (This is what the wife wants to do). Or sell and do another live in flip and do the same thing we did with this house. Lets see how creative you are...

Hey I am analyzing a deal that has the potential to be subdivided into 2 lots with one of them being a flag lot.  There is an existing house (which is already updated) on the front of the lot.  It is currently .68 acres. The city has said that It can be subdivide with a flag lot.  This deal is in northern Utah county.  My questions are how much should I expect this to cost to subdivide the lot, develop it, and sale the lot? Is it worth the hassle? If I could keep the subdividing and developing cost below $35,000 then this will be a great deal. 

Question 2: how much does having a flag lot behind you devalue a property? Also how much less would a flag lot sale for then a similar lot of the same size.  No comps so far that I can see help me.
