Welcome Courtney,
One great resource in our area is the Rhode Island Investors Meeting, held every third Thursday of the month at the Hilton Garden Inn in Warwick. It is great for networking, finding cash buyers, as well as getting recent news about properties in the area.
As previously mentioned, two great books that I have referenced are J. Scott The Book on Flipping Houses and The Book on Estimating ReHab Costs. Both have been very helpful when I begin investing and working on deals.

What I recommend is for you to go to a mortgage broker and ask him to check to see if you can get pre-approved for a mortgage and if you don't get approved, Ask him what you need to do strengthen your credit so you can get approved.

Quick question, what address should I make my mailer to. Should I be to the address of the deceased property or the address to one of the family member on the title??

Hello,
I am looking at purchasing a multi-family property using a 203K loan and I was speaking with my mortgage lender. He advised me that in order to get the loan I would be required to use a general contractor on a pre-approved list by the bank. However, I already have a group of subcontractors that I want to do the needed repairs for a better price. How do I get the bank to approve one of my contractors or myself as the general contractor in order to get the repairs done?
