Can you find comps on similar product? The home would typically decrease over time but the land should appreciate . Maybe , maybe not. Do some checking if you can validate this on similar ones that could help you

Property Tax Appeal Firm

Some might be firms that do this, some might be law offices.  Find someone that is familiar what you are working with. Some charge a flat contingency , ie 20-30%. You might be able to get a break on a larger asset that has upside in tax savings. And some will have a fee that carry into subsequent years so just know what you are doing.  The companies i have worked with are not national, all local, maybe a general region or possibly state but most know how to work the counties they are familiar with so maybe thats why there isn't national cos ( or are , i just don't know enough )

@Jay Hinrichs  Thats a great one.  That happens in mobile home parks , i.e. tenant has not paid lot rent in a few years and not super uncommon. 


Ok another one to keep the thread going.  Wifes old car before this car was a Diesel Volkswagen Jetta.  I usually have a truck.  Not sure why i didn't have it this day. Had to pick up 1x1 treated spindles for exterior deck work that came in 12 foot strips. So logically you fold down the seats to make them fit.  I tend to be clumsy  ( as you can tell....) whack , shattered taillight.  Had to get her a new one.  Smallie but goodie for the DIYer .  Brother in law was hauling material in my truck also  , probably a similar thing ( i have a nissan titan with the roll down back window which is the coolest thing in the world )  Boom straight through the speaker grill.   I wish i could take credit for that one but can not.

Seriously it drives me crazy, we are young , healthy,  pay a fortune in premiums.  Self pay everything would be far better but then we aren't insured for catastrophes should they happen. I once heard of catastrophe insurance but only did a bit of looking.  

Im interested if anyone has anything. I know there has to be an answer. Maybe whatever Buffet and his boys cook up. 


The whole system is out of control .  We pay people to manage sickness but should focus on health :)

Unfortunately  just the cost of doing business .... write the check and move on.

@Jim K.  The last line cracked me up.  Solely  based on this thread, i think i would have a great time hanging out with you.

About 5 months back had a handy man (employee) i worked with for  along time but then nothing for 1.5 years .  Used to have him have a company credit card but then stopped working full time.  So in the mean time for supplies gave him 200-300 for Petty cash for supplies as needed. 

Then he kind of went quiet , texts went unanswered.  Dropping mail off at the post office  a month later I saw him and I'm like hey man what happened. He replied,  Oh this and that this and that.  i was meaning to get back to you.  I was like you still got the rest of that petty cash?  Can you send it my way? Sure.... he replied

Petty cash still has not arrived.
