Can anyone recommend an investor friendly title search company in the Cincinnati area? Fast turnaround / reasonable pricing? Your help is much appreciated!

I own a commercial property in Madisonville, purchased in 2014, at the time seemed pretty bad. It has actually worked out quite well so far, and I am looking forward to getting into some residential rentals. I'm in the area nearly every day, and attend the local business owners meet-ups. I can say it has improved significantly in the time I've been there, especially the last nine months or so. Prices have been going up quickly, and opportunities less frequent. Does anyone currently own residential rentals in Madisonville, and how are your recent experiences with regard to turnover and crime related expenses?

Would a homepath rehab loan work for his situation? at 3% down and some rehab costs built in to the loan that could be a possibility, no?

-edit it requires a 2 year owner occupancy so not going to work for the flip

Lived in Savannah for 6 years back in the late 90's... beautiful place, miss it often. Love the historic district parks. Best of luck to you on your duplex!

You definitely have come to the right place, wealth of information and experience here. Your goal seems very possible if you work hard at it. I am new to investing as well here in Socal, but I am beginning out of state to find higher cash flow opportunities for my initial investments.... good luck to you.

Encouraging to hear other CA investors are having success in OH. If anyone would like to share, I would love to hear what types of properties, and strategies you are currently working with. Also, what do you think of sites like rentometer - are you seeing any accuracy with the reported rents in your OH markets?

Mehran - you mentioned using a buy and hold strategy - are you utilizing this more as a cash flow, or appreciation model? ....or both? Properties I am currently seeing appear to cash flow well, but not sure about the appreciation values.

Brandon - I've read the beginner's guide and similar books over the past year, great information there. I know I want to be more on the aggressive side to start. Given my current capital/time/ability I am looking to possibly cash purchase a mix of low cost SFRs and multis (10 units or so total) in my home town Cincinnati area with cap rates in the 12 range. It's a little too expensive here in SD to get a good bang for my buck right now. Hoping to establish some cash flow there before I begin financing higher cost units here. I have family there, some of who work for PMs in the area who could handle light rehabs and general maintenance. I would of course be out often to visit family and check up on things, but concerned with the distance...

Any experience renting out of your market?
