@Robert Leonard Sorry, I worded that poorly. Yes, I understand I would want to look at rental history, references, etc., but do you even look at their financial status or just not as heavily? I ask because my first rental the tenant was responsible for $25 of the $900 rent. And often she was late with that.

In the Tenant Screening: Ultimate Guide it's recommended that the tenants income is at least 3X the rent. Those of you who follow that rule and rent to Sec. 8, how do you handle the income to rent ratio seeing as tho' their income is probably not very high considering they're on Sec. 8?

@Levi F. Thanks for the reply. How did you decide on 15%-30%? Why not look for 23%-38% or 5%-15%, for instance? I'm just not understanding HOW that percentage (percentage range) is chosen by investors.

If it's simply a randomly chosen percentage each investor decides (s)he would like, cool. But I don't know that anyone has said that thus far and that's where I'm lost.

Thanks. But I'm still unclear how I would determine what's 'good'. Obviously 10% isn't as good as 20% but does that necessarily mean 10% on a particular deal is bad? Or should I say I want at least 'XX%' return and if a deal doesn't meet that it's not a deal? Just not sure how ROI is used to determine a go or no go.

@James Syed Yes, I understand it's more of a percentage, but how do I determine what is a good ROI? Based off what? Good point about protesting taxes. I did take that into consideration.
