We have 5 properties and own some and host some. We just signed on with Hostaway and they have been pretty good so far. We will also use Touch Stay and AirDNA to integrate with Hostaway.

Hey @Bryce Cutler, have you searched on this topic?

There are quite a few threads comparing many of the major PMS out there.

Hey @Michael Baum, I did but only 5 conversations came up which I thought was a little light.

Can only speak on lodgify since thats the one I use. I must say overall I love it.

Pros:

1. Affordable: we got the pro version and its $45/month

2. Integrations: It offers all the typical integrations (Airbnb, VRBO, Booking.com, etc) but also offers a Google integration.

3. Support: amazing support team. Any issues that come up are handled fairly quickly.

4. Free website for direct bookings: they have a great website builder that allows you to get direct bookings and save on fees. Look into separate insurance for this though.

Cons

1. Mobile app is buggy: occasionally that app is buggy and will log you out. Overall though, they handle issues if they come up.

2. Fewer features: I used Guesty in the past and have noticed it has fewer features such as integrating automated texts and emails.

3. Onboarding process: the process is a bit laggy and they only offer one meeting for onboarding so make sure to ask all your questions then.

Hope this helps and hopefully someone else chimes in on hostfully.

 Thanks @Golan Corshidi

I currently manage 3 vacation rental properties and have 3 more to potentially add before year end. I am currently handling everything manually with excel but need to stream line processes and listings to make things simpler. If it matters I own 1 and co host 2 and the 3 additional would add another owned and 2 more to co host. Thanks.

i use it for my STR and will be using it for my long term as well, i like how they run the background check for you, sent up rent collection with reminders. tenant can also request maintenance on there. customer service is also there to help via chat. so far no issues

How are you using it for short term rentals? I would love to have one option for STR and LTR.

Hey Ray, we are 2 years in and it has worked well for us and our tenants have loved it too. Depending upon your BP membership level, it might be free as well.

@Jason Merchey I agree with @Brandon Vanderford. I have 3 properties listed on AirBnB, VRBO and Houfy for about 4 years now and have received 1 booking from Houfy. It’s free so I guess I am getting what I pay for and has been great for sending to friends who want to book our places to go check out the calendars and photos but that’s about it.

@Brandon Greenplate thanks for the info. Reasonable regulations are a good thing. I appreciate the input.

HHI is a similar future goal for me. We purchased in Myrtle due to affordability but would like HHI ultimately. I have read a little about STR regulations in HHI, does anyone have details about the local regulations there?

@Bryce Cutler you can touch on a few issues on a high level, but it would be very inefficient to train at that stage, because we have on average probably over 20 in person applications. Apartments might be a little quicker than SF homes, but we have an actual slide deck (on a tablet) to walk them trough the main issues and we have significantly fewer issues with people that went through our formal orientation

@Marcus Auerbach I think we just proved that there are reasons you can make it work and reasons it doesn’t work under both scenarios. Definitely not a 1 size fits all but always good to hear multiple opinions in these forums.

Right! In the end it's all about efficiency and best results. I use DocuSign on a daily basis as an agent and generally thing electronic signatures have been one of the biggest improvements we have seen in our industry in the last decade!

I am a commercial lender and it has been a game changer for us as well.
