If the unit needs to be power washed I would do it.  If the power wash will improve the look of the exterior I would do it.  If it is not necessary at this time I wold tell her that the power wash was not on schedule at this time and if she wants to share the cost of doing it I would cosider that request.  We just bought a duplex and a tenant that I have labeled a high maintanence tenant has also asked us to power wash and we are considering it.   It is something that should probably be done at least every 5 years.

How in the world can you rehab a gutted house for $20,000?  What contractor can you find who will donate his time and materials to someone??  You are talking a new kitchen, a New Bath, New Walls,  sheet Rock, Electrical, Plans,  Plumbing,  Painting, appliances . HVAC and PLUS

As a number of BP people have said in this post this is much more then double $20,000. 

If your husband wants to spend some extra time on the details of a fan there seems to be nothing wrong with that.  

When you have a partner in a bussiness one of the partners will have more interest and more talent in certain areas and more or less always handle that part.  If your husband has an interest in certain details  and you have more interest in the bussiness end it sounds like that's what makes a  partnership work.

We have been targeting duplexes for no more then $200,000 and if we are in the $200,000. price range we would like a minimun rehab.  If they cost less and we can renovate and have the total price with renovations at $180,000 that is also good.   So far the rent range for these houses purchased at approx $200,000 has been approx $1,100.  The 2 duplexes we bought in Danbury needed approx $40,000 in renovation and we are doing that piece meal around the tenants.

We just rehabbed a duplex in Waterbury Ct. and we are floundering about what rental we should ask or can get. It does not look like we can get $1,000 for a completly renovated 2 Bedroom, with garage and private back yard area.

 
I meant we want houses built after the 1980's not before the 1980's.  We definitly don't want any 1900 houses or up to  50ties.   If we could get more rent we would buy somethingmore expensive

Depends where you're located in Waterbury. The better parts of Waterbury are in the west end - Town Plot. I flipped a house in that area earlier this year that would have been a solid rental. But it was an SFR - 3/1.5 1100sq ft with potential rent in the $1100 range.

Personally, that was my first and last property in Waterbury. Simply, there are better markets.

Hi Michel and Griffin  It seems everyoe has agreed that Waterberry was not the best idea.  Well we wil be lucky to surive this one.  If we can get it rented we can at least go forward.

The house we bought and rehabbed is on Meridan st and I believe that is the East end.  It looks ok.   We don't really have an exit plan..  

How much was Griffin's house in the West End?  unless it cost approx $100,000 I don't see how it could have worked as a rental.  We definitley can not handle an older hosue.

We own 2 Duplexes in Danbury that we are very happy with.  We would like to purchase another one but are having difficuty finding one in our price range.

We want a newer house.  We are not interested in anything after the 1980's.  We want something that cash flows

We are able to rehab a house and we want something that we will Buy and Hold.

We want a BRRR 

We would appreciate any information on multi families in the Danbury area

Thanks for a lot of good information.  Wish I had spoken to you before we bought this dulex in Waterbury.  I hope it works out.  We are all in for approx $112,000 plus closing costs..  We put one apartment on the market for Rent and so far no takers and we still have not finished the 2nd apartment or the garage.     We probably will have to lower the rent.  If the rent ends up too low we are in  trouble.  We thought we  we could rehab it at $25,000 but it ended up at $40,00 and maybe more.   Its a Buy and Hold.

So you buy in the $30,000 range and do you do that in Bridgeport?  Sounds good.

Hi Michael,

We are looking for a newer house (no 1900 houses).  We are looking for a house that has to be rehabbed that we can Buy, Renovate Rent and refinance.  We need it to cash flow.

Do you have any reccomendations?

Do you know whether Waterbury and Bristol are appreciating?  What %??

Tell me something about this exodus from Bridgeport?  Where is NE Bridgeport and what zip codes is it in?
About student housing in Trumbal and Stratford?  What colleges do they cater to there?
