I’ve been learning more about real estate notes and see that some investors prefer to hold for steady income, while others sell to free up capital.
For those of you with experience — how do you decide whether to keep a note or sell it? What factors make the biggest difference for you?

When marketing a note, what package of info gets the best responses? I currently include payment history, loan docs, property photos, and title search summary. Anything I’m missing that buyers consistently ask for up front?

Managing multiple notes and interest schedules is getting messy. What platforms or spreadsheets do you rely on for amortization, investor reporting, and cash reconciliation? Open to paid tools or templates.

I’m starting to manage a small portfolio of mixed performing and lightly delinquent notes. What servicers or in-house strategies have you found reliable for timely collections, escrow handling, and investor reporting? I’m especially interested in cost structure and responsiveness.

When you purchase a performing note, how do you estimate the future buyer market if you want to resell later? Do you focus on current yield, borrower credit, or exit assumptions? I’d love to hear a few practical rules of thumb you use to decide whether to hold or sell.
