Folks, I received several messages asking the question whether we offer 100% financing on new construction projects? The answer is yes, we can offer 100% financing for new construction projects also (in most cases, if not all). @Matt Mortensen - with all due respect, I disagree with your claim that it is an ethics violation. 100/100 is one among a dozen products that we have available for our rehab borrowers. Of course, the terms of a 100/100 would not be as good as those of a 80/80 or 80/100, but sometimes that is what the borrowers need to get a deal done!

Sorry for the delay in responding. I was on the road for last one week!

@Mathew Deines - Our experienced borrowers typically would have successfully completed 3-4 rehab projects in the market they are applying for loan, but this is only a guideline. We can review this on a case by case basis.

@Mike Sedlacek - We lend nationwide. Loan amount has to be atleast $100K

@Bilal Saleem - It appears your desired loan amount would be less than $100K. Unfortunately we won't be able to lend on this.

Hello BP

I am looking to purchase a small multi family unit (4 to 8 units) in/near Orlando, FL. I am just starting my search, so here is what I am hoping to get some help on from BP community:

Would love to get some advise from others who invest in this area for pointers on good neighborhoods (I am targeting A, B, B+, and would definitely like to skip over unsafe neighborhoods). I would like to pick up something with preferably 8+ cap rate and a decent price appreciation potential. Intend to hold for 10+ years. Don't mind doing fix up work for the right property and/or paying all cash if needed.

Also, would love to network with Commercial and/or other Brokers who are active in this area and who deal in multi-family transactions. I am ready to purchase and can quickly jump on a plane to look at the right property!

I currently live in California but have lived near Orlando few years ago.
