Many seniors are currently paying between $3,000-$10,000 a month for housing and care that, it could be YOU that collects that money.

"You are going to get involved in senior housing one way or the other. You will either own the real estate, operate the business or both. Or you or a family member will be living in a home and writing a check to someone that does. Right now, exactly how you get involved is a choice". Gene Guarino, Founder, RAL Academy

The need for residential assisted living homes is growing exponentially and capacity isn’t keeping up. Timing is key... this mega-trend is here NOW.

BRRR Strategy in Action/How to Invest Correctly when Investing Remotely-Bootcamp

Folks, We are thrilled to bring back our EVER POPULAR bootcamp (half day) on How to Invest Correctly when Investing Out of State.

Topics that we are going to cover are:

+ Best practices for investing out of state whether doing a Remote BRRR or Turnkey.

+ Market Selection

+ BRRR in Action

Everyday Californians are getting gouged (overcharged; swindled per Dictionary.com) by many unscrupulous turnkey providers, wholesalers, unethical realtors, etc. If you are considering buying remotely, consider spending some time to learn about some of the best practices. That’s the bad news. The good news is that you can be better prepared when buying your next investment property.

Someone wrote a book about BRRRR but left it at that. Many of us read the book but left it at that. What we going to do is take the cover off and we are going to show you exactly how you can do BRRRR the right way and still find deals that make sense. We are also going to discuss how to buy correctly without doing BRRR. You are in for a treat.

Presenters are going to be:

Tom Staub, Co-Founder, BetterTurnKey.com

Kenn Renner of BuyAustin.com and Featured on HGTV’s House Hunters

When: Saturday July 27, 2019. 8:30 AM to 12:30 PM

Where: Roof4All Offices, 999 Baker Way, #430, San Mateo, CA [New venue, plenty of free parking, right off 101, 92. But limited seating.]

Networking Lunch at Panera Bread and /or Habit Burger. Note: Each person pays for their own lunch.

Happy Investing!

How & Why to Source Deals from MLS / How to Maximize your Condo Value $$$ - San Jose event

Folks, thrilled to announce two more timely presenters for our upcoming event in July. Sometimes the “deals” are right under our nose. Gideon Sylvan of Pellego will do a deep dive into how to find deals on the MLS. In addition, many of us live and invest in condo's, townhouses. Marc Tamres of HomeRunIQ will dive into how to maximize your property value as a condo owner.

Presentation #1

Traditional wisdom tells us the best deals are off-market. But what if it's the opposite? What if the MLS has better deals, and with less effort? Join us at our next event to learn proven strategies and best practices for sourcing winning deals from the MLS.

Bio – Gideon Sylvan

Our first speaker, Gideon Sylvan, is the founder of Pellego, a modern brokerage for independent investor agents. Gideon has been rehabbing houses locally since 2012 when he went full time as an investor agent. Before real estate, Gideon was magician and built a talent agency that worked at 4,000+ events.

Presentation #2:

Current approaches hurt property values, lose benefits and put HOA owners, board members along with managers in difficult situations. HomeRun IQ's team combines over a century of experience in HOA, financial services, legal services and technology to apply modern approaches that meet fiduciary and legally requirements. HomeRun IQ's approach benefits the ownership, boards and managers.

Bio-Marc Tamres

Marc Tamres is the Founder and CEO of HomeRun IQ. HomeRun IQ helps HOA boards and home owners take care of one of their most important assets, their homes.

Sometimes I come across very creative and interesting ideas for acquiring real estate at deep discounts. Investing in “tax liens” can be very profitable given that the knowledgeable investor has done the appropriate research and due diligence and is aware of the complexities and uncertain conditions inherent in the process.

The purpose of this presentation is to outline the general processes, resources and financial tolerances that may be required. Learn how this unique and rare investment strategy can be used to acquire real estate at deep discounts across the country.

David Hardcastle, CEO and John Giarmarco, CFO of HGM are going to present to us how they built a very large, multi-state portfolio of rental properties.
Topics that they are going to cover are:
+ How do tax liens come to exist?
+ What is the process of finding a tax lien to purchase?
+ What should be your towards investing in tax liens
++ Redemptions
++ Hold for asset
+ The Advantages of Tax Liens
+ The Disadvantages of Tax Liens
+ Items to consider/required
++ Source
++ Evaluation
++ State/Local redemption periods
++ What to do with properties(deeds) unredeemed
++ Legal
++ Logistical
++ Cash risk – timing
+ How HGM operates and works with investors.

About David Hardcastle, CEO, HGM
David has twenty-nine years of entrepreneurial and business experience. Starting with initial concepts, to strategic planning, to implementing business systems and daily operating procedures, he has experience in every facet of small business. On a daily basis for HGM, David works with its managers to ensure progress with on-going projects, objectives and business goals. He also analyzes all potential deals, negotiates with the sellers and brokers and works with lenders to fund the deals.
