I've come across this company before, but have no real experience with them. I found them through a well-known "promoter" who utilizes their services.
Like others have mentioned, Philly varies vastly block to block. I've jogged north and south from Center City and got to see firsthand the changes. I found strolling the neighborhoods gives you a great sense of the area.

It's all in the way you market it :)
Like you mentioned, it'll def be quiet...you get less rowdiness at night...no view obstructions...traffic could be an issue at time probably.

Welcome the BP @Anshu Sanghi . I like the Warm Springs area of Fremont as well. The rental market there will only get better once the BART opens.

Like @Dave Vogt mentioned, you don't have to remove the baseboard to install laminate flooring. The gap between the baseboard and your new flooring can be covered w some quarter round. This will save tons of time.
For a square or rectangular room, it should be very easy. Make sure to lay the moisture barrier and padding as well. Some laminate have the padding stuck to the boards already.
Costco has decent laminate on sale on occasion.

@Natalie Olivo I was recently in a similar situation as you. Paid off all my student loan debt first last year. I'm almost at the point now where I can seriously consider investing in my first property. I joined BP a few weeks back to start the researching process.
Having that debt cleared away was a huge relief. Not only does it help financially, it's a huge psychological boost.
