Rates just aren't that low right now, especially for commercial multifamily.
If the loan amount qualifies over $1M & you have sufficient net worth requirements & experience, a fannie/freddie small balance loan would get you as low as it can get. These loans price different based on the deal itself however..

Hey Irma, this is why most people opt to use a mortgage broker, mortgage brokers know the ins and outs of the industry. They take time to understand your deal and situation in depth and usually know the best product and placement for your loan.

48,000/230,000 = 19.2% Annual return on capital, this doesn't include CAPEX I am assuming but seems like a great deal on paper.

Hey Tony,
I believe we've spoken in the past regarding this exact same project.
To get the least costly option I recommend getting a DSCR cash out refinance done on the property for the funds needed. If your intention is to pay it off, you can opt for a short prepayment term.
HELOC's have higher interest rates, income documentation requirements and limit your potential for securing more debt in the future as it reports on your personal credit.
