Maybe tell them you had financial setbacks and wont be able to qualify for the loan. Be creative

If your son caught him stealing  maybe call the police. That might make him go. Maybe the threat of reporting the theft would get him out

We just set up a vacation rental in Scottsdale AZ in January. It is a condo we have owned for about 10 years and was always an annual lease type rental. We put it with Evolve right away as we are busy and did not want to have to be available for responses to booking inquiries etc. They sent out a professional photographer and the pictures make it look better than it is. In the three months it has been available, we have grossed more than the 12 months rent we had been getting. Of course the net is somewhat different as we pay for cleaning and utilities, but I fully expect to make more over the year this way. we also can put up our guests from out of town at times.  Very happy with Evolve.

I would take all the expenses you have as long as you can back it up. You have other rentals you said and a track record going back a couple years. I would find a new tax guy.

Hey St Louis people!

I lived in STL first 36 years of my life. Bought houses from age 21 on. Moved to Arizona 20 years ago. Still have houses in STL. Good to see interest in investing there. Rental market is very strong . Even in C and D areas. Best I have ever seen.

I would say to them, " if you will work with  me and help show the house to prospective tenants, then we might be able to get a new tenant in and I can let you out of your lease early" . No way do you let them out early at your cost! How would it go you think, if you told them you wanted them out 2 months early?
